New Owners

Welcome New Owners!

Pine Meadow Village is filled with natural beauty and people, who truly appreciate what this area has to offer. Hopefully, you’ll find useful information throughout this website; however, this page is dedicated for new owners.  It provides useful information and quick access to important content that can be found throughout the site.

If you have not done so, please register to provide us with your information. All information is confidential and is meant to assist us with managing the HOA and homeowner amenities.  You may also complete an Owner Information Form and mail it to PMV HOA PO Box 607 Sisters, OR 97759

A brief overview:
  • The monthly PMV HOA assessment is $149, for a total of  $1,788 per year. Your assessment is divided up into two parts: an operating assessment and reserve assessment. The operating assessment ($109 per month) covers the costs to operate the association, including general maintenance, utilities, office expenses, insurance, legal fees (if any), pool and spa operations, accounting fees and other miscellaneous expenses. The reserve assessment ($40 per month) saved for future costs of major repairs and replacement of common property, such as the pool, spa, clubhouse, water features, landscape equipment, tennis courts, alleyways, walkways, and bridges.
  • Homeowners may pay HOA dues annually, quarterly (in advance), as well as monthly.  Monthly assessments are due by the 1st of the month (January – December).  Make your  checks  payable to “Pine Meadow Village HOA”.  Include your PMV address or lot number on your check.  The "memo field entry" helps us identify the correct account to credit..  Mail your check to PMV HOA, PO Box 607 Sisters, OR 97759, or drop off your check in the collection box in the clubhouse. Late payments will accrue Interest (12% from date first due) plus a late fee ($14.40) if payments are more than 30 days past due.
  • PMV HOA sends out an annual notice of the assessment due the following calendar year in late November.  It does not send out monthly invoices or coupon books.
  • You may address questions regarding your account to the PMV General Manager.  You should contact the PMV Treasurer if your questions or concerns are not resolved by the PMV General Manager.
  • Some homes in PMV also have a sub-association, which may impose an assessment for sub-association operations and community property.  Contact your sub-association for further information.
  • PMV collects a $100 transfer fee at closing of escrow to offset recordkeeping costs.
  • Annual and quarterly prepaid dues are prorated to the date of closing by your title company.  If your Seller had prepaid dues, your closing documents should reflect a credit to the Seller and a debit to the Buyer.
  • PMV HOA furnishes each homeowner  2 key cards for the Clubhouse. Please see the General Manager if you need key cards. They work on the front door and pool area doors from 9:oo am - 8:30 pm and on the east pool door (back door) from 9:00 am - 8:30 pm. Key cards may not be loaned or given to others to access the clubhouse or pool/spa areas without owner presence.
  • The Clubhouse is open to all members and can be used for a member’s private event with reservations.  Members must be present for the entire event  Please read the reservation policy before using the clubhouse reservation request on this site for making a reservation.
  • The Board of Directors meeting dates/times will be posted on this website's event calendar.  All owners are welcome to attend regularly scheduled board meetings.
  • On the Governance Page, you will find access to governing documents such as Development Standards with CCR's, Bylaws, Resolutions and Amendments. You may also find a PMV CCR Quick Reference Guide helpful.
  • The Home page will provide links for Meeting information and Financial Reports.
  • Trash services are handled by Republic Services, so you will need to contact them to set up service.
  • There is no home delivery of USPS mail in PMV.  Contact the post office box at the USPS Sisters location or through alternate options such as Pony Express to rent a post office box.
